Let’s take it back to the start. We like to think of equity as the true value of your home. It’s the difference between its current value and how much you owe on it. If we multiply this value by four, we can work out the cost of the property. 

It’s not just about having the finances though, it’s also about showing your lender that you can afford to pay it back. That’s why most lenders will discount the potential rental income to allow for potential vacancies and other costs. And then there is lenders mortgage insurance to consider.
